American Elite is always looking for ways to grow its revenue and its profitability. One of the growth strategies we utilize is purchasing existing businesses and income-generating real estate investment properties. Utilizing acquisition, American Elite can expand geographically, create multiple sources of passive income, offer new or complementary lines of products and services, acquire new customers, expand our expertise, and increase our market share. We are interested in considering small to medium size profitable businesses that have clear procedures and protocols, are well structured and can be operated as an independent investment. We also consider e-businesses and businesses that are automated and have little demand for staff management. We occasionally consider strategic partnerships in our acquisitions. For example, if the principal of the business or the founder wishes to retire and prefers to sell the majority of the company’s shares to an active majority owner-partner,, we usually consider the opportunity seriously. Additionally we invest on all types of commercial income properties. At the American Elite Real Estate Investment Company we are always looking to expanding our investment portfolio.We are looking for the right seller first, then the right property. We need to have the right motivated seller so that he/she is open to creative financing.

Although we will consider any Real Estate property with a motivated seller and under market price; we are most assertively looking for Cash Flow Producing Properties with Minimum of 7.5% CAP rate& Excellent NOI, ROI and Net/Net Commercial Portfolio with a potential upside and perhaps some deferred maintenance.

We are looking for the combination of the right motivated seller and the right Real Estate Investment opportunity. If you feel that you can help our company in our endeavors, please let us know. We would like you to work with our company and earn a finders’ fee or an agent’s commission.

On the right property with the right type of motivated seller, we are prepared to provide a Letter Of Intent with at least three options for the Seller to consider:

1. An All Cash purchase
2. We will give the seller an offer with a higher price with the condition of the seller holding a second
3. Land Contract with an Option to buy with positive cash flow, depending on the actual NOI-Net/Net of the property
